One of Ealing’s largest estate regeneration schemes has taken a significant step forward after securing regulatory approval to deliver hundreds of new homes.
Acton Gardens, a 52-acre project, has received Gateway 2 approval from the Building Safety Regulator (BSR) for Phases 8.1 and 8.2. The joint venture between developer Vistry and housing association L&Q said the decision clears the way for 236 high-quality homes.
Gateway 2 is part of the approval process introduced under the Building Safety Act in the wake of the Grenfell Tower fire. It requires developers to demonstrate that a scheme meets rigorous design and construction standards before building work can begin. The approval is intended to ensure safety considerations are “designed in” rather than addressed later.
Nick Churcher, managing director for Vistry West London, said: “These are our first approvals under the new regime, and to achieve them on a single project speaks volumes about our collaborative approach and commitment to building safety. We’re proud to be leading the way in delivering safe, high-quality homes at scale.”
Caroline Pillay, regeneration director for L&Q, added: “Resident safety is paramount to everything we do at L&Q and we are delighted to have secured these two Gateway 2 approvals for Acton Gardens and unlocking the delivery of more, much-needed homes locally.”
Phases 8.1 and 8.2 will ultimately provide 336 homes across tenures, including social rent, shared ownership and private sale. The wider scheme will deliver 3,463 homes, half of them affordable, alongside community facilities and 500,000 sq ft of public space. To date, 2,189 homes have been completed, including 1,000 affordable units.
