Regeneration at Acton Gardens linked to stronger community and safety

An independent review commissioned by the developers of the £800m Acton Gardens regeneration in South Acton, has claimed the scheme is improving residents’ lives, with higher satisfaction, better wellbeing and a stronger sense of safety.

The study, conducted in 2023–24 by the community research group Social Life, surveyed more than 560 residents and stakeholders. It is the fourth such assessment in 10 years, commissioned by developers Vistry Group and housing association L&Q.

Residents in new homes said they had improved wellbeing, fewer safety concerns and more positive views of their surroundings than those still in older properties. The research also noted a stronger sense of influence through the Acton Gardens Community Board, which has given residents a greater role in shaping the estate.

Some effects of the pandemic remain visible, with indicators such as neighbourliness and belonging yet to recover to pre-2020 levels. But overall, the report suggests regeneration priorities are less pressing as the new estate takes shape.

Nick Churcher, managing director for Vistry West London, said the delivery of “high-quality homes and public spaces is having a transformative impact”.

So far, 2,189 homes have been built, including 1,000 affordable units, with a further 215 under construction.
