Student and rental towers approved for North Acton

A major redevelopment in North Acton is set to go ahead after property developer Downing received the green light from the Old Oak and Park Royal Development Corporation (OPDC) for a new 668-unit scheme that includes student housing and build-to-rent accommodation.

The project, replacing the existing Holiday Inn Express on Victoria Road next to North Acton Tube station, forms a key part of the North Acton Town Centre Cluster masterplan.

The development will comprise two towers – one rising 31 storeys with 609 purpose-built student accommodation (PBSA) units, and another 17-storey block offering 59 build-to-rent (BTR) flats for non-students. The scheme also promises 35% affordable housing, retail space and a car-free design promoting sustainable travel.

Previously in 2023, Downing submitted an application to make the student accommodation building 35-storeys high.

Designed to BREEAM Excellent standards, the student 31-storey tower will include a wildlife garden and podium courtyard, while the 17-storey rental block will feature a rooftop garden and play area. Both towers are designed with sustainability in mind, featuring air source heat pumps, photovoltaic panels and connectivity to a district heat network, aiming for a 77% reduction in on-site carbon emissions.

Martin Fenlon, associate projects director at Downing said: “Situated just outside of the city centre, North Acton is becoming a hotbed of regeneration. Approval from OPDC to create 668 new homes means we can play our part in supporting the North Acton Town Centre’s wider development plans and we look forward to starting on site.”
