Ealing Council has announced a £30 million deal to buy 95 homes from a developer in Acton, with the properties to be let at social rent to residents on its housing waiting list.
The latest purchase takes the number of homes Ealing Council has bought from developers in three deals since June 2025 to 385, at a combined cost of around £130 million.
The homes, comprising 27 one-bedroom, 60 two-bedroom and eight three-bedroom apartments, are being built at Bollo Yard in Bollo Lane, between Acton Town and South Acton, and are being bought from property developer Hurlington Capital.
The deal was agreed by the council’s cabinet on 9 July 2026 with a £29.15 million purchase price and a further £1.13 million budgeted for associated acquisition and project costs. The council told EALING.NEWS the purchase cost is being funded through a combination of Greater London Authority grant and borrowing.
All 95 homes had previously been intended for a mixture of shared ownership and affordable rent at up to 80% of market rent. The council says they will now all be let at social rent.
According to Ealing Council, more than 6,000 households are currently on its waiting list for a council home.
Demolition work has started at the site and the development is expected to be completed in 2028.
Councillor Louise Brett, Ealing Council’s deputy leader and cabinet member for safe and genuinely affordable homes, said: “By buying homes and letting them to local people at genuinely affordable rents, we are taking decisive action to tackle the borough’s ongoing housing crisis.”
The Bollo Yard purchase follows two other major deals by Ealing Council to buy homes directly from developers since last year.
In June 2025, the council agreed to buy 180 homes at Berkeley Group’s Green Quarter development in Southall for £51.36 million. The homes include one, two and three-bedroom properties, with 96 for social rent and 84 for London Living Rent.
That was followed by a £49 million deal for 110 homes at Acton Gardens which had previously been intended for private sale. The development comprises 44 one-bedroom, 61 two-bedroom and five three-bedroom homes.
